Why Pipes Freeze

If your pipes are exposed to temperatures below 32 degrees Fahrenheit for an extended duration, the risk of water freezing and causing significant damage to your home becomes a concern. Fortunately, there are preventive measures you can take.

The freezing of pipes typically occurs due to two main factors:

Pipes installed in unheated spaces without sufficient protection.

Inadequate heating in the area where the freezing occurs.

Various types of pipes, including domestic water piping, HVAC heating and cooling piping, and sprinkler piping, are susceptible to freezing if left in cold and unprotected conditions. Both plastic and metal pipes can rupture when frozen, and even a minor crack in a burst pipe has the potential to release substantial amounts of water, depending on the pipe's size.

But why do pipes burst during freezing temperatures? When water freezes, it expands, exerting pressure against the pipe wall and pressurizing the water trapped between the ice and a closed valve or fixture. As freezing and expansion continue inside the pipe, the trapped water's pressure increases, causing the pipe to burst, much like a can of soda bursts in the freezer.

Common areas prone to frozen pipes include outdoor hose bibs, swimming pool supply lines, fire sprinkler lines, and water supply pipes in unheated interior spaces such as basements, crawlspaces, attics, garages, bathroom sink cabinets, and kitchen cabinets. Pipes located along exterior walls with inadequate insulation, gaps in the insulation, or improperly installed building wrap are particularly vulnerable to freezing. How to Fight Pollen in Your Home

Pollen strikes each spring, leaving you coughing, sneezing, and wheezing. As your car starts to get covered with the yellow stuff and your sinuses get backed up, it’s time to make a plan to keep your home pollen-free. These tips can help you minimize the risks.

Minimize Exposure of Your Car

When possible, park your car in the garage. This helps minimize the amount of pollen it’s exposed to during the day. If you can’t do this because you don’t have a garage, drive through the car wash as often as possible.

Keep the Shoes Outside

Anything with pollen on it should remain in the garage or outside of your home. You don’t want to bring it in on your shoes. Take off your coat or anything else with pollen on it in the doorway to avoid exposing the whole home.

Take a Shower

If you’ve spent enough time outdoors to attract a significant amount of pollen, assume it’s in your hair and on your skin. Take a shower, if possible, to get rid of as much of it as possible.

Avoid Getting It in Your Bedding

Pollen on your bed and pillows can be harmful to you because you’ll breathe it in for hours at a time. Wash your hair prior to going to bed, and take a shower if you have not done so previously.

Manage Your Pets, Too

Here are three steps you can take to find out whether you can deduct the cost of storm damage from your tax bill.

3 Steps to Find Out if Storm Damage is Tax Deductible. 

  1. Determine how much damage your insurance covers. If your business is insured, you can only deduct damage that exceeds your coverage or was not covered for other reasons. Though you, of course, hope to never need to spring a fire escape plan into action, having one in place can save lives. If you don’t have such a plan in your office, or if you haven’t reviewed yours in a while, make this a priority today.

How to Come up With an Effective Escape Plan

Meet Together

An emergency escape plan is at its best when it has input from several key people. This isn’t a plan you or someone else should come up with on a whim. It requires a group discussion and varying ideas.

• Consider selecting an emergency response committee.
• Meet regularly to review past plans and determine what improvements you should make.
• Open the group to your organization; invite people to participate who have experience or expertise in devising such plans.

Know Your Space

If a fire starts in your building, it’s vital that everyone exits in a calm and orderly manner. Employees must be swift, however, and this means they need to know how and where to properly exit. Identify all possible exits on each floor and in all areas of your building.

Assign Roles

You can’t have a mad rush for the stairs or the doors if you need to evacuate the building. You also want someone to sweep the building for stragglers and someone else to count people once you’re outside. Make sure someone is covering these important duties.

Practice Makes Perfect

No fire escape plan should be complete without holding consistent drills. At least annually, practice exiting the building and meeting at a designated spot in a safe location near your building.

Failing to properly inspect your system before reactivating it can result in wasted water, poor plant health, and contamination caused by over-irrigation and run-off.

5 Places You Should Check 

One of the best ways to prevent problems is to check areas of your system that have common problems. Follow these guidelines for each area:

  1. Clogged nozzles: Performing regular irrigation maintenance can help you avoid this problem, but it’s a good idea to check nozzles for debris such as dirt and leaves before attempting to reactivate the system.
  1. Missing or broken heads: To help avoid sprinkler flooding, be sure to check for any damage to the sprinkler heads. Damage can be caused by lawnmowers, normal wear and tear, improper installation, or even vandalism.
  1. Tilted, sunken, or misaligned heads: Look for settling of the heads or build-up that has occurred around them over time. Be sure everything is still aligned properly before attempting to turn on the system.
  1. Seal leaks: If you notice a leak in your spray head, you should either replace the whole single unit or the seal under the screw-off top (depending on your device). Leaks can appear in these mechanisms from dirt and debris.
  1. Leaking valves or pipes: If leaks are discovered in valves or pipes, they should be promptly replaced. Damage to valves and pipes can be caused by weather, lawn equipment such as shovels or sharp tools, tree roots, or vandalism.

Regular Maintenance and Inspection Goes a Long Way

Regular irrigation maintenance and inspection can go a long way in helping you avoid sprinkler flooding and other associated issues, but how often should you inspect your system? At minimum, the system should be checked twice seasonally; right before it is turned on and halfway through the season. Ideally, the system should be checked on a monthly basis. This will likely optimize your chances of discovering a potential problem before it occurs or before it is able to cost you a lot of time, money, or both.

Make Sure it's Safe

When the rain pours do you check your sump pump?

If you answered no to this question here are some things to consider checking:

  • Is there power to the sump pump? Check that it is plugged in and the breaker is not tripped.
  • Is the float free of any debris and away from the sidewall where it won’t work properly?
  • Is the inlet free of any debris that could prevent it from pumping the water out?
  • Does the pump work? An easy way to test this is by filling the pit with enough water to reach the float of the sump pump to trigger the pump.
  • Another thing that you should check is where the sump pump drains. Ensure that it drains far enough from the foundation that the water doesn't leak right back in.

A properly working sump pump can save you considerable amounts of money after a significant rainfall event.

If you notice a smell similar to rotten eggs or hear a hissing noise in your home in Columbus then you likely have a gas leak on your hands. To prevent a gas fire from breaking out, quickly take the following three steps.

1. Turn Off the Gas Source

If the smell of gas is very faint, you should try to turn off the source of the leak to prevent a gas explosion. Many times, the leak is coming from a home appliance such as a gas stove, fireplace, water heater, or boiler. If you are certain the gas if coming from one of these, you can often stop the leak directly at the appliance. If you are unable to determine the source, you will need to find your home’s gas meter and turn off the main natural gas shut-off.

2. Ventilate The House

After you’ve successfully turned off the source, you need to ventilate any remaining gas by opening all the windows and doors in the house to allow fresh air in. Do not try to turn on fans, lights, or any other electronics during this process since this can start a gas fire. If necessary, grab a flashlight to help you.

Home Safety: How to Inspect a Fire Extinguisher

When was the last time you took time to check the fire extinguisher that sits under your kitchen sink? Or the one hanging from a dusty hook in your Columbus, Indiana garage? If you’re struggling to remember, it’s time to check it. Like any other piece of safety equipment, a home fire extinguisher should be inspected regularly to ensure it’s in proper working condition. A fire extinguisher in good working condition is your first line of defense when a home fire erupts.

Tips for Performing a Monthly Fire Extinguisher Check

Check the label or tag.

Check the tamper seal.

If the tamper seal has been broken or is cracked, a disposable fire extinguisher needs to be replaced. If it’s rechargeable, it needs to be serviced professionally. Inspect for physical damage.

Check the fire extinguisher nozzle as well, to ensure it’s not clogged by grime, dust, bugs or leakage from the unit itself.

Check the pressure gauge.

Check that the pressure gauge needle indicates the fire extinguisher pressure is in the optimum operating range. Often the correct pressure range will be designated by green on the gauge.

Is the fire extinguisher full?

During your monthly check, lift the fire extinguisher and determine if it still feels full. If there has been a leak, it will feel light, and it won’t have the right amount of pressure to work correctly.

Shake it.

If you have a dry chemical fire extinguisher, it should be shaken once a month during your inspection. This helps prevent the chemical dousing agent from solidifying at the bottom of the unit.

Write inspection date on tag.

Keep track of every inspection date by writing it on the fire extinguisher tag.

Ensure easy access to your fire extinguisher.

Fire extinguishers should always be easy to access if there is an emergency. You don’t want to have to search for it once a fire breaks out. Don’t block fire extinguishers with furniture, boxes or any other items. Automatic faucets are expensive, but they can be a worthwhile investment. They turn on by themselves and only stay on for a set amount of time. You thus don’t have to worry about your employees leaving the water running.
These faucets don’t just save money, either. Since workers won't have to touch faucet handles, their germs won’t spread as easily.

How to Reduce Humidity in Your Home

Summer is on the horizon. It’s time to think about warm weather and outdoor fun, but also the increased risk of humidity and moisture build-up in your home. Excess indoor humidity can support mold growth and mildew spreading. It can also increase pest infestations and weaken your home’s structural integrity over time. Your goal should be to reduce and control humidity.

How to Tackle Humidity

When it comes to humidity, it’s ideal to keep the level between 30 and 50 percent. This provides enough to ensure personal comfort but doesn’t encourage mold growth. Humidity levels at this range can also benefit air quality and energy efficiency. Use these tips to help you control the amount of humidity present in your home.

  1. Set your fan to automatic. Your HVAC system is ready to help you. By setting it to automatic, it turns on as soon as the temperatures rise out of the desired zone.
  2. Add a dehumidifier to your home. A dehumidifier can be an affordable way to control particularly worrisome areas, such as basements, by pulling out excess moisture from the air.
  3. Vent spaces properly. You should have an exhaust hood in the kitchen and vents in the bathrooms. This helps to pull out the moisture in those areas efficiently.

Spring is just around the corner. Traditionally, people feel the need to deep-clean their homes once they feel the warm air arrive and can open their windows to welcome the new season. Wash Your Curtains and Drapes

When you start your spring cleaning, one of the first things you should do is clean your window coverings. This includes blinds, shutters, curtains or drapes. This should be done early on in the process as dirt and dust from the coverings can fall to the floor below, so you don't want to clean your floor before the drapes.

Test Your Smoke Detectors

Another step that should be included in spring cleaning is testing your smoke detectors. Most detectors have a test button on them that allows you to ensure they are working. If they don't work, you probably just need to replace the batteries.

Replace Water and Air Filters
